Deck & Fence Staining in Kennesaw, GA

Builder decks in Kennesaw's Summerbrooke, Legacy Park and East Park Village have usually been stained or sealed several times since the houses went up, and the wood privacy fences have gone gray on the sunny side. Sun checks the south- and west-facing boards while shaded corners grow mildew, so one deck often needs two kinds of prep. The first step is finding out what coating is already on the wood.

Deck & Fence Staining for Kennesaw homes

The stock is overwhelmingly suburban and built in one long wave — 1980s through early-2000s subdivisions off Cobb Parkway and Stilesboro Road, with Legacy Park and Summerbrooke typical of the mid-to-late-90s build-out. That means builder-grade exteriors aging on one schedule: hardboard and Masonite lap siding swelling and delaminating at the butt joints and bottom courses in Georgia humidity, early fiber-cement that needs real prep and re-caulking, brick fronts with sided gables and rear walls, and the synthetic-stucco and stone-veneer accents on the golf-community homes, which have to be checked for moisture before anything goes over them. These are repaint jobs on a cycle — chalked coatings, failed caulk lines and south-and-west sun damage — and the pressure-treated pine decks that came with the houses are due to be stripped and restained. Inside, the two-story foyers and open great rooms of this era read as high-wall and stairwell work, and the older subdivisions still have popcorn ceilings to pull. The exception is a small, genuinely old core around the downtown depot — wood-frame houses from the late 1800s into the 1920s, weatherboard and wood sash — that needs carpentry and prep before a topcoat, plus scattered 1960s-70s brick ranches near Pinetree with trim, soffit and eave repair of their own.

Deck & Fence Staining on Kennesaw houses

Across Summerbrooke, Legacy Park and the East Park Village streets, the deck is usually a mid-height platform off the kitchen with one stair down to the yard, and most of those builder decks have been stained or sealed several times since the houses went up. Many lots also have wood privacy fences that have weathered to gray and gone fuzzy on the sunny side. South and west exposure dries and checks the boards, while the shaded corners stay damp and grow mildew, so one deck can need two kinds of prep. Restaining here is mainly cleaning off old coatings and loose fibers, replacing a few boards, and choosing a stain that suits the wood's condition.

What usually gets missed

The miss is applying new stain over a coating that is already failing. A deck sealed with a film-forming product peels when it is restained with a penetrating one, and the reverse leaves blotches. We find out what is on the wood first, strip or clean accordingly, and let it dry. Cracked or cupped boards get replaced and popped nails or screws get reset before staining, because a fresh coat does nothing for a loose board.

On a Kennesaw job we check

  • Identify the existing coating before choosing the new stain
  • Replace cracked boards and reset popped fasteners first
  • Prep the sunny, checked boards and the damp shaded ones differently

What the job actually involves

In Georgia, a wood deck or fence takes sun, rain, pollen and mildew all year. Stain only lasts if the wood is clean, dry and open enough to absorb it.

We use a penetrating exterior wood stain with UV and mildew resistance, plus a wood cleaner and brightener beforehand, because a stain applied over dirty or damp wood fails early.

How we run a deck & fence staining job in Kennesaw

  1. 1

    Inspect and repair

We check for loose boards, popped nails, rotted rails, wobbly posts and splintered edges. Screws replace failing nails. Bad boards are flagged for replacement because stain will not fix structural problems.

  2. 2

    Clean and strip

Mildew, dirt and the old failing finish are removed with a wood cleaner or stripper and a controlled wash. Too much pressure fuzzes the wood and gouges soft boards, so we keep it moderate and follow the grain.

  3. 3

    Brighten and let it dry

A wood brightener evens out the color and restores pH after stripping. The wood then has to dry before staining. That is often a couple of days, longer after rain or in humid stretches. Staining damp wood traps moisture and causes peeling.

  4. 4

    Sand rough spots

Handrails, steps and splintery boards are sanded smooth. Fresh sanding opens the grain so stain soaks in evenly.

  5. 5

    Apply stain

Stain goes on with a sprayer, brush or pad, worked into the grain and back-brushed so it does not pool. Boards are done full length to avoid lap marks, usually one coat of penetrating stain or two thin ones depending on the product.

  6. 6

    Cure and cleanup

We keep traffic off until it is dry to the touch, typically a day, and longer for full cure. Overspray on siding, concrete and plants is cleaned or masked ahead of time.

What moves the price

We will not quote Kennesaw blind over the phone — these are the things we look at on site that decide the number.

  • Total square footage of deck surface and rails, or linear feet and height of fence.
  • Existing finish. Old solid stain or paint takes more stripping than a bare or lightly weathered surface.
  • Condition of the wood, including how much sanding and board replacement is needed.
  • Stain type: clear sealer, semi-transparent, or solid color.
  • Ground-level versus elevated work, and details like spindles that take more brushwork than flat boards.
  • Whether both sides of a fence are done.

Deck & Fence Staining in Kennesaw — questions we get asked

How often does a deck or fence need restaining in Georgia?
It varies with the product and sun exposure. Horizontal surfaces like deck floors wear fastest. If water no longer beads on the wood, it is time to restain.
How long is the deck off limits?
Plan on a few days around the work, mostly drying time. Foot traffic can usually return in a day after staining, with furniture waiting a bit longer.
Can you stain over old stain?
Sometimes. If the old finish is intact and the new stain is compatible, yes. If it is peeling, it has to come off first.
What if it rains?
We postpone. Stain needs dry wood and dry weather for several hours afterward. Summer storms in the afternoon often shape our schedule.
Do I need to move my plants and grill?
Yes, please clear furniture and move potted plants. We cover nearby shrubs and the house siding.
