Bathroom Remodeling in Roswell, GA

Primary baths from the 1980s are the most common remodel in Roswell, especially in Horseshoe Bend, Highland Colony and Wildwood Springs, where a garden tub on a tiled deck sits beside a separate shower and cultured-marble tops. Most owners trade the tub for a larger walk-in shower and a new vanity. In Mill Village and Canton Street homes, tight layouts and plumbing access matter more. Before pricing, we press the floor for soft spots and check the framing from below.

Bathroom Remodeling for Roswell homes

Roswell's population multiplied between 1970 and 2000, and the housing records that growth. Martin's Landing and Brookfield Country Club date mostly to the late 1970s; Horseshoe Bend, Saddle Creek, Loch Highland and Wildwood Springs filled in through the 1980s; Barrington Farms and Edenwilde followed in the 1990s. Much of that stock is wood-sided or wood-trimmed, with cedar, hardboard and brick fronts, and the rolling ground that falls toward the river and the creeks gives many lots a slope and a walk-out basement. Older still is the historic district: the Mill Village around Sloan Street, where some millworker housing dates to the 1850s, and the blocks along Canton Street and Mimosa Boulevard, with old wood, plaster and many layers of earlier paint. Newer infill townhomes, such as Harlow and Ashbury, are the exception rather than the rule. For painting and remodeling that adds up to a lot of carpentry before paint, decks and siding at replacement age, and kitchens and baths on their first or second remodel.

Bathroom Remodeling on Roswell houses

The bathrooms most Roswell owners want redone are 1980s primary baths: a large garden tub on a tiled deck, a separate shower with a fiberglass or tile pan, cultured marble vanity tops and a wall of mirror. Homes in Horseshoe Bend, Highland Colony and Wildwood Springs have plenty of them, and the usual job pulls out the tub, builds a larger walk-in shower and replaces the vanity. Hall baths in the same houses are smaller and more straightforward. In older Mill Village and Canton Street homes, bathrooms were often fitted later into tight spaces, so layout and plumbing access drive the plan more than finishes do.

What usually gets missed

The big hidden issue in a 1980s bath is water damage under the shower and around the tub deck. Decades of small leaks can leave the subfloor soft and the framing stained or rotted, and it only shows once the tile is up. We press the floor for give and look from the basement or crawlspace below before pricing. A new shower also needs a real waterproofing membrane behind the tile; many original builds relied on tile and grout alone.

On a Roswell job we check

  • Check the subfloor for soft spots around the tub and shower
  • Look at the framing from below wherever there is access
  • Install a full waterproofing membrane before any tile goes up

What the job actually involves

Water is the thing that wrecks bathrooms. A good remodel is mostly waterproofing, ventilation and slope, with the visible tile and fixtures coming after.

We use cement board or a waterproof backer, a sealed membrane in showers, and mildew-resistant caulk and paint, because the finish layers only last if the water is kept out of the walls and floor.

How we run a bathroom remodeling job in Roswell

  1. 1

Demo and inspect for water damage

Old tile, tub, vanity and flooring come out down to the framing. We check the subfloor and wall studs for soft spots and rot, which are common around old tubs and toilets in humid climates.

  2. 2

Repair framing and rough-in plumbing and electrical

Rotted wood is replaced, plumbing is moved or updated, and wiring and fan circuits are brought up to date. Permitted work gets inspected at this stage.

  3. 3

    Waterproof the wet areas

Cement board or a foam backer goes up in showers and tub surrounds, and seams are sealed with a waterproofing membrane. Shower pans are sloped toward the drain and flood-tested before tile when the setup calls for it.

  4. 4

    Tile and flooring

Tile is set over a flat surface with the proper thinset and given time to cure before grouting. Rushing grout over wet thinset leads to cracks and loose tile.

  5. 5

    Vanity, fixtures, ventilation and paint

The vanity, toilet, faucets and lighting are installed. A working exhaust fan vented outside matters in Georgia humidity, otherwise mildew returns. Paint uses a moisture-resistant finish.

  6. 6

    Seal, clean and walk through

Grout is sealed where needed and silicone goes at corners and tub lines. We clean up and go through the room with you.

What moves the price

We will not quote Roswell blind over the phone — these are the things we look at on site that decide the number.

  • Size of the bathroom and whether the layout stays the same or fixtures move.
  • Shower or tub choice: standard tub, tiled shower, curbless or walk-in.
  • Tile type, pattern and amount. Detailed patterns and large-format tile need more labor.
  • Hidden damage, mostly rot in the subfloor and walls.
  • Vanity, countertop and fixture quality.
  • Plumbing, electrical and ventilation upgrades, including permits.

Bathroom Remodeling in Roswell — questions we get asked

How long will my bathroom be unusable?
A typical hall bath often takes a couple of weeks, sometimes longer for a full master bath or custom tile. Drying and curing time is part of that.
Do I need a second bathroom while you work?
It helps a lot. If this is your only bathroom, tell us and we will plan to shorten the time it is out, or discuss options.
Do you handle the plumbing?
We coordinate plumbing and electrical work and any required permits and inspections.
Can you convert a tub to a shower?
Yes, in most layouts. It involves changing the drain, framing and waterproofing, so it costs more than swapping a fixture.
What if you find rot?
We show you, explain the repair, and price it before continuing. It is common in older bathrooms and should be fixed rather than covered.
