Bathroom Remodeling in Woodstock, GA

For most Towne Lake homes in Woodstock, the bath to redo is the primary: a garden tub that goes unused, a tight fiberglass stall and a cultured-marble top. The usual plan is a larger tiled shower, often with a bench and glass, and a double vanity with real storage. Unfinished basement rough-ins and small downtown baths over uneven floors come up too. We check the framing under an old upstairs tub before any shower pan is set.

Bathroom Remodeling for Woodstock homes

The core of the stock is the Towne Lake build-out that began in the late 1980s: Eagle Watch, developed by Arvida around an Arnold Palmer golf course and filled in through the early 1990s, then Towne Lake Hills around the Arthur Hills course that opened in 1994, with Wyngate, Rose Creek and the rest following. These are mostly two-story traditional houses, often brick or stone on the front with lap siding on the sides and rear, set on rolling, wooded ground that drains toward Noonday Creek and the Little River arm of the lake. That grade is why so many have full or partial basements, some daylight or walkout, a lot of them still unfinished, and why tall rear decks are common. Downtown is the other end of the range: the Dean House from 1875, the 1894 Century House and early-1900s frame houses along streets like Rope Mill Road, now ringed by the townhomes and small-lot houses of the newer downtown build-out. The old houses mean wood clapboard, plaster and old paint layers; the new ones mean early repaints and finish upgrades.

Bathroom Remodeling on Woodstock houses

Woodstock bath remodels are mostly the primary baths of the Towne Lake houses: a corner garden tub nobody uses, a cramped fiberglass shower stall, a cultured-marble vanity top and a toilet in its own small closet. The common ask is to pull the tub and build a larger tiled shower, often with a bench and glass, plus a double vanity with real storage. Upstairs hall baths follow, and so do basements, many of which were plumbed with a rough-in for a future bath that never got built. Downtown, the early-1900s houses have small baths over uneven floors and older drain lines, and the townhomes have newer baths that only need updating.

What usually gets missed

On a tub-to-shower conversion the miss is the floor under the old tub and where the drain sits. Garden tubs on the upper level often sat over joists notched for the drain, and a new shower pan needs a flat, stiff floor and a drain at the right slope. We open the floor and check the framing before setting the pan. In the basement, the rough-in is checked for where it ties in and whether it falls correctly before anyone frames walls around it.

On a Woodstock job we check

  • Inspect joists under an upstairs garden tub before setting a pan
  • Confirm where the basement rough-in ties in and how it falls
  • Waterproof the whole shower enclosure, not just the pan, before tile

What the job actually involves

Water is the thing that wrecks bathrooms. A good remodel is mostly waterproofing, ventilation and slope, with the visible tile and fixtures coming after.

We use cement board or a waterproof backer, a sealed membrane in showers, and mildew-resistant caulk and paint, because the finish layers only last if the water is kept out of the walls and floor.

How we run a bathroom remodeling job in Woodstock

  1. 1

Demo and inspect for water damage

Old tile, tub, vanity and flooring come out down to the framing. We check the subfloor and wall studs for soft spots and rot, which are common around old tubs and toilets in humid climates.

  2. 2

Repair framing and rough-in plumbing and electrical

Rotted wood is replaced, plumbing is moved or updated, and wiring and fan circuits are brought up to date. Permitted work gets inspected at this stage.

  3. 3

    Waterproof the wet areas

Cement board or a foam backer goes up in showers and tub surrounds, and seams are sealed with a waterproofing membrane. Shower pans are sloped toward the drain and flood-tested before tile when the setup calls for it.

  4. 4

    Tile and flooring

Tile is set over a flat surface with the proper thinset and given time to cure before grouting. Rushing grout over wet thinset leads to cracks and loose tile.

  5. 5

    Vanity, fixtures, ventilation and paint

The vanity, toilet, faucets and lighting are installed. A working exhaust fan vented outside matters in Georgia humidity, otherwise mildew returns. Paint uses a moisture-resistant finish.

  6. 6

    Seal, clean and walk through

Grout is sealed where needed and silicone goes at corners and tub lines. We clean up and go through the room with you.

What moves the price

We will not quote Woodstock blind over the phone — these are the things we look at on site that decide the number.

  • Size of the bathroom and whether the layout stays the same or fixtures move.
  • Shower or tub choice: standard tub, tiled shower, curbless or walk-in.
  • Tile type, pattern and amount. Detailed patterns and large-format tile need more labor.
  • Hidden damage, mostly rot in the subfloor and walls.
  • Vanity, countertop and fixture quality.
  • Plumbing, electrical and ventilation upgrades, including permits.

Bathroom Remodeling in Woodstock — questions we get asked

How long will my bathroom be unusable?
A typical hall bath often takes a couple of weeks, sometimes longer for a full master bath or custom tile. Drying and curing time is part of that.
Do I need a second bathroom while you work?
It helps a lot. If this is your only bathroom, tell us and we will plan to shorten the time it is out, or discuss options.
Do you handle the plumbing?
We coordinate plumbing and electrical work and any required permits and inspections.
Can you convert a tub to a shower?
Yes, in most layouts. It involves changing the drain, framing and waterproofing, so it costs more than swapping a fixture.
What if you find rot?
We show you, explain the repair, and price it before continuing. It is common in older bathrooms and should be fixed rather than covered.
